崗位職責(zé):
1.目標(biāo)管理:根據(jù)集團(tuán)年度經(jīng)營(yíng)戰(zhàn)略,承接制定項(xiàng)目銷售指標(biāo),負(fù)責(zé)指導(dǎo)全年銷售目標(biāo)、階段性銷售計(jì)劃的制定與執(zhí)行,完成回款及收入目標(biāo);
2.營(yíng)銷策劃:負(fù)責(zé)制定總體營(yíng)銷策略、營(yíng)銷計(jì)劃及目標(biāo)分解,指導(dǎo)把控各項(xiàng)目不同銷售節(jié)點(diǎn)的營(yíng)銷策略制定;完成區(qū)域內(nèi)市場(chǎng)調(diào)研、前期定位策劃、價(jià)格策略、推廣策略、及營(yíng)銷全景計(jì)劃落地;根據(jù)市場(chǎng)行情及區(qū)域業(yè)績(jī)達(dá)成情況把控各階段營(yíng)銷推廣策略、推盤節(jié)奏及風(fēng)險(xiǎn)規(guī)避;
3.營(yíng)銷管理:根據(jù)市場(chǎng)去化速度、銷售情況及各項(xiàng)目流速,制定銷售政策,并結(jié)合營(yíng)銷數(shù)智化平臺(tái),對(duì)營(yíng)銷數(shù)據(jù)進(jìn)行管理;
4.費(fèi)用管理:負(fù)責(zé)營(yíng)銷費(fèi)用的規(guī)劃,制定營(yíng)銷費(fèi)使用計(jì)劃并監(jiān)督落實(shí);
5.團(tuán)隊(duì)管理:搭建營(yíng)銷策劃團(tuán)隊(duì)組織架構(gòu)調(diào),對(duì)團(tuán)隊(duì)進(jìn)行綜合管理。
任職要求:
1.28-35歲,統(tǒng)招本科及以上學(xué)歷,市場(chǎng)營(yíng)銷、策劃等相關(guān)專業(yè);
2.5-8年工作經(jīng)驗(yàn),top30房企項(xiàng)目營(yíng)銷負(fù)責(zé)人崗位2年以上,至少3個(gè)住宅項(xiàng)目全流程工作經(jīng)歷;
3.營(yíng)銷專業(yè)功底扎實(shí),熟悉房地產(chǎn)運(yùn)作流程,過往帶領(lǐng)的營(yíng)銷團(tuán)隊(duì)業(yè)績(jī)優(yōu)良,指標(biāo)達(dá)成率高;
4.對(duì)營(yíng)銷推廣有策略,對(duì)案場(chǎng)管理及銷售團(tuán)隊(duì)的組建和管理有方法;
5.銷售及談判技巧高超,計(jì)劃和執(zhí)行力強(qiáng)、溝通及協(xié)調(diào)能力強(qiáng);
6.績(jī)效導(dǎo)向,目標(biāo)堅(jiān)定,工作熱情有沖勁、有責(zé)任心強(qiáng),能承受較大壓力。
